Last week’s real estate newsletter accidentally only went out to paid subscribers, and so I’ve re-included the news items here after this week’s news roundup.

Whether you’re planning your open house weekend, or just want to keep a pulse on the local real estate market, we’ve got you covered! Our real estate listings for this week are focused on property sales 2 bedroom apartments.

Top Real Estate News

Here’s a quick roundup on real estate news happening around this part of Brooklyn:

  • “After previously renting at the Pierhouse condominium in Brooklyn Heights, the Grammy-winning Ed Sheeran and his wife, Cherry Seaborn, have purchased a roughly 3,400-square-foot unit in that same waterfront development for just less than $12 million, according to the Real Deal.” [New York Post]

  • LONG READ: The redevelopment plan for Brooklyn's Marine Terminal aims to transform the underutilized 122-acre waterfront into a mixed-use space featuring housing, public parks, and modernized port facilities. However, community members and local officials criticize the process for lacking transparency and sufficient public input, raising concerns about potential gentrification and the displacement of existing maritime jobs. [City Limits]

  • The Community-led Atlantic Avenue Mixed-Use Plan, which will bring 4,600 new homes to Prospect Heights, Crown Heights, and Bedford-Stuyvesant, has been approved by the city. 1,900 of the homes will be permanently affordable for local residents. The plan, which includes $215 million for infrastructure, streets and parks, has been in the works for a decade [BK Reader].

Here are last week’s news items that only went out to paid subscribers:

  • Society Brooklyn, a newly completed two-tower, 21-story development in Gowanus, brings 517 residential units and 57,000 square feet of retail space to the neighborhood. Society Brooklyn is a mix of studio to three-bedroom apartments, with 25% designated as affordable housing. Amenities include gyms, outdoor pools, sun decks, and a rooftop terrace with views of the Gowanus Canal. [CoStar]

  • CityPickle is set to transform Anchorage Plaza beneath the Brooklyn Bridge in DUMBO into a vibrant 60,000-square-foot recreational hub. The project, named "CityPickle Brooklyn Bridge," will feature 11 pickleball courts, curated food trucks, shaded seating areas, and green spaces, along with amenities like a dog run, chess tables, and public art installations. This initiative marks the first public use of the space in over 15 years, repurposing former DOT parking lots into a community-focused venue. The courts are expected to open sometime from Fall 2025, operating seasonally, while other amenities will be available year-round. [New York Business Journal]

  • LONG READ: Gowanus is undergoing a rapid transformation, with over 5,000 new apartments in the pipeline, reshaping the neighborhood's skyline and housing landscape. Brick Underground's in-depth article looks into this surge in development, highlighting key projects such as the 13-story 655 Union Street, the 20-story 450 Union Street, and the expansive Society Brooklyn complex with waterfront amenities. Also covered: the implications of the 2021 rezoning, the integration of affordable housing, and the neighborhood's evolution. [Brick Underground]

Stoop of the Week

Each week, I spotlight a property with serious curb appeal. This week’s “Stoop of the Week” has neither a stoop nor much curb appeal (and it’s in Clinton Hill) but it’s been the talk of the neighborhood since Monday, so I couldn’t resist:

“So they built the ugliest monstrosity you’ve ever seen on my corner but some unsung hero of Brooklyn attached this plaque to it. Blessings upon blessings to this person 🙏🏻” @roartea

Shared on @clintonhillcorner

Since being shared as a story on our sister page @clintonhillcorner on Monday, the property was featured on New York Times the next morning: ‘A Modern Townhouse Rises in Brooklyn and an Anonymous Critic Follows’

“The New York Times could not locate the identity of the unauthorized mystery curator. Sometime between Sunday afternoon and Monday afternoon, the plaque was removed.” [New York Times]

To be continued…

This Week’s Must-See Property Sales

Whether you’re planning your open house weekend, or just want to keep a pulse on (or take a peek at) what the real estate market looks like, here are our real estate listings for this week focusing on property sales of 2 bedroom apartments.

I use StreetEasy as the listing source to recommend properties that I would live in myself, and have searched within the boundaries of Park Slope and surrounding neighborhoods (Gowanus, Windsor Terrace, Prospect Heights). All prices are per month, and only listings in the last 14 days are shown unless there is a significant price drop. All sales jargon has been magically removed.
