Brooklyn by the Quarter: Q1 Market Update

  • The 51-story Brooklyn Crossing luxury building in Prospect Heights is giving tenants gift cards to socialize in the building: “In today’s world, human connection has become the hottest new amenity,” reads a press release advertising the Brodsky Organization’s Neighborly Events programming. Across a number of the developer’s roughly 50 rental properties, tenants can get Visa gift cards to partially reimburse a game night or costume party attended by their neighbors — as long as they’re willing to post about their event on the Building Link messaging system; take a minimum of five quality photos of, say, Lisa from the 16th floor munching on Doritos; and, of course, provide itemized receipts. So far, per a Brodsky spokesperson, the company’s priciest compensation has been somewhere around $500.” [Curbed]

  • “The Longview lottery (380 4th Avenue) closes on April 28. Included in the lottery are 50 units, all rent stabilized and income restricted, 40 of which could be deemed truly affordable. Those are targeted at households of one to five people earning between $35,589 and $100,620 a year, or 40 and 60 percent of Area Median Income, according to the listing. There are 32 one-bedroom units at $874 and $1,374 a month and eight two-bedroom apartments renting for $1,031 and $1,631 a month.
