Top Real Estate News
Here’s a quick roundup on real estate news happening around this part of Brooklyn:
“Greenwood Heights Is Park Slope II”: “If you’re priced out of Park Slope or Windsor Terrace, the place to look, apparently, is next to Boss Tweed’s grave. Greenwood, the neighborhood that hugs Green-Wood Cemetery around the west side, has seen renewed interest as prices push ever upward across the city. It took the second spot on StreetEasy’s ten neighborhoods to watch in 2025 after seeing a 9 percent bump in search interest between 2023 and 2024.” [Curbed]
A grocery store is possibly opening at 655 Union St (corner of Union and 4th Ave). We’ve received tip-offs of two possible contenders - one is a popular grocer with a very devoted fanbase and the other a budget-friendly grocery chain with European roots. Know more? “Affordable Housing Lottery Opens in Gowanus with $961 One-Bedrooms. The under-construction development on 4th Avenue [The Douglass Street Apartments at 164 4th Avenue / 366 Douglass Street]; which has replaced a gas station, will include a gym and yoga room.
There are three studios at $903 a month, 29 one-bedroom units at $961 a month, and six two-bedroom apartments renting for $1,142 a month. The remaining 10 apartments are targeted at families earning 130 percent AMI, or $118,183 to $218,010 a year, with one-bedrooms for $3,689 and two-bedrooms for $4,415 a month.” Lottery closes March 17 [Brownstoner for more info and to apply]

Patch made an interactive map showing all building violations across NYC: “When violations are found, the inspection results are posted publicly and broken down into three main categories — including one, Class C, reserved for "immediately hazardous" problems like peeling lead paint, rodent infestations and lack of heat or hot water.
Landlords must then fix the issue within a set timeframe — 24 hours for many of the Class C violations, or up to 21 days for less-urgent ones.” There are only a handful in Park Slope, and around a dozen around Park Slope & surrounding neighborhood - phew! [See the Map on Patch]
Stoop of the Week
“I painted three brownstones on Carroll Street. I pass by them often on my way to Prospect Park.
They were part of a row of six houses, designed and built in 1887 by John Magilligan. His wife Mary was his business partner. They built spec homes all across Brooklyn, more than a hundred of them in Park Slope.
The brownstone may have come from a quarry in Pennsylvania, or Connecticut, or New Jersey, a soft sandstone buried in the ground since the Jurassic period.
The detailing was Neo-Grec, a movement inspired by the excavations of Pompeii and Herculaneum in the mid 1800s, with a little Egyptian architecture thrown in for good measure.” - @gavindedraw
